Stage 2

Use 3D modelling / walkthrough visuals to help you make decisions with confidence.
Refine the chosen direction through a design review meeting.
Where required, coordinate an early planning steer (pre-app).

We guide you through planning.
Stage 3
Project brief + site survey + feasibility

Produce the planning drawings and supporting information needed for submission.
Prepare and coordinate the planning application (including statements where required).
Submit the application and monitor progress through determination.
Coordinate any necessary consultant input (as required by your site).

A complete planning submission pack and a clear record of what was submitted.

4 to 5 weeks (council decision times are separate)

Stage 4
Building regulations drawings + technical design + coordination

Confirm key decisions early (structure, materials, performance, buildability).
Develop technical drawings and details, coordinated with the engineer and any specialists.
Submit to Building Control and respond to comments as the design is reviewed.
Support tender/pricing discussions where included, to help you compare like-for-like.

We support you on site.
Stage 5
Construction support + site visits + contractor queries

Hold a pre-start check-in so everyone understands scope, roles and communication.
Provide ongoing clarification and detail support as the build progresses.
Carry out site visits and feed back clearly on progress and next actions.
Contract administration to manage quality, programme and payments under the contract.
